The
2002 Comprehensive Plan for Lake in the Hills is a compilation
of policy statements; goals; standards; maps; recommended
planning, regulatory, fiscal, and public works programs. It
contains pertinent data relative to the past, present, and
future trends of the Village with respect to its population,
housing, economic, social, and environmental development
patterns, and its land, water, and natural resources and uses.
Recent Updates
The Village recently approved updates to the 2002
Comprehensive Plan. The Plan guides the Village in future land
use decisions. Updates were approved for the Route 47 Commercial
Design Guidelines, Rt. 31
corridor, Village Hall area and the northeast quadrant of
Algonquin and Lakewood Roads.

Commercial Design Guidelines for the Route 47
corridor aim to structure a pattern of development somewhat
different from what has developed along Randall Road: one that
distinguishes commercial development in the Village from that of
its neighboring communities, one that focuses on the pedestrian
over the automobile, and one that puts environmental
sustainability in a more prominent role.

In the interest of promoting continued commercial
development, updates were approved for the Rt. 31 corridor,
including a sub-area plan.

Village Center Area
The area around Village Hall was reviewed in
response to the Village Board’s change to the Village’s Mission
Statement in October 2006 at the Strategic Planning Session. The
Board decided to shift the focus of a Town Center concept to the
current Village Hall along Harvest Gate and the area around it.
The last sentence of the mission statement now reads “The
Village Hall area will be expanded to serve as a focal point
that contributes to a positive sense of community by bringing
residents together in this area.” As a response to this change,
amendments were approved to the Comprehensive Plan in order to
help carry out the mission statement. Changes to the Plan
included adding a Village Center overlay category for the
Village Hall and surrounding parcels. There were also policy
statements added in order to create a “pedestrian friendly”
mixed use area that provides a focal point for the community.
