Contractors hired to provide improvement services in the Village must be licensed with the Village. The Community Development Department maintains a current list of licensed contractors in the Village.  As this list changes almost daily, we ask that you contact the Community Development Department directly at (847) 960-7440 to check if a contractor is licensed with the Village before you hire.

What is a Building Permit and the Building Permit Process?

THE VILLAGE OF LAKE IN THE HILLS USES THE BUILDING PERMIT AS A TOOL TO ASSURE THAT ESTABLISHED STANDARDS FOR DESIGN AND CONSTRUCTION ARE FOLLOWED BY ANYONE CONSTRUCTING OR ALTERING A STRUCTURE OR INSTALLING DIFFERENT PROJECTS WITHIN THE COMMUNITY.  BOTH ZONING AND BUILDING CODE COMPLIANCE ARE REVIEWED AND APPROVED BEFORE A BUILDING PERMIT WILL BE ISSUED.  THE BUILDING DESIGN AND CONSTRUCTION STANDARDS HAVE BEEN CREATED TO PROTECT THE PUBLIC HEALTH, SAFETY, AND WELFARE OF THE COMMUNITY.

Information about the Building Permit process as well as Building Codes can be found below.  When you are ready to begin the process, complete the application(s) above, attach the appropriate documentation (see project brochure for the documentation required for a specific project) and bring it to the Community Development Department at the Village Hall.   Upon approval of the application, a fee for the permit will be assessed (The Village does not currently accept credit cards).  Please contact the Community Development Department if you have any questions or need more information regarding this process at 847-960-7440.

Permits are required for construction of any type, including the following:

Additions, A/C units, Accessory Buildings - Sheds, Detached Garages, Alterations/Remodeling - structural, electrical, plumbing, heating, Decks, Gazebos, Pergolas, Patios, Piers, Walks, Decorative Yard Ponds, Demolition, Driveways, Fences, Fireplaces, New Single Family and Commercial Buildings, Reroof, Residing, Signs, Site Development, Softeners, Sprinkler Systems, Swimming Pools and Spas/Hot Tubs.

Preliminary Procedures for Obtaining a Building Permit:

  • Determine whether a permit is necessary.

  • Check zoning regulations. Setbacks, clearances, etc.

  • Check relevant Village Ordinances.  The Community Development Department has brochures for specific procedures for many types of permits.

  • Homeowners should have their projects approved by their Homeowner’s Association.  Village approval is based on relevant codes and zoning and is not contingent on Homeowners Association regulations or approvals.  

  • Homeowners may do many of their own construction projects. 

  • A Contractor must be licensed by the Village of Lake in the Hills to work in the Village. To obtain a contractor license an application must be completed, a certificate of insurance and $10,000 surety bond must be filed with the Community Development Department, and an annual $75.00 fee must be paid.

  • Please stop by the Village Hall, Community Development Department to obtain Building Permit Applications and/or Brochures for your projects that will give you specific information and requirements.  You may also obtain these applications or brochures at the top of this page.

  • The Village does not currently accept credit cards.

About Building Codes

The  Community Development Department is responsible for assuring that all construction meets minimum health and life safety standards, building code requirements and zoning and property maintenance standards as specified in the zoning ordinance. Most projects require building permits to ensure that these standards are being met. All contractors that work in Lake in the Hills must be licensed by the municipality. The adopted codes are as follows:
